TechMill 41 is a 73,000 SF Office Building that sits adjacent a 13,000 SF Refurbished Machine Shop and a preserved industrial relic from the roll and pin mill that once stood on site in the Lawrenceville neighborhood.  Open for leasing in 2018, it is the second phase of the larger brownfield development by Ft. Willow developers, which includes The Foundry, a multi-unit apartment building.  The architect, Rothschild Doyno Collaborative, convinced the developer to preserve the skeletal framework of the mill, Bay 41, and use as a unifying feature of the overall development.  In homage to the former mill at the end of 41st St., and in anticipation of being a 21st Century hub for technology, TechMill41 got its name.

Landscape design included significant mitigation of existing vegetation in the public right of way and on site.  The plant palette in the first phase of the development informed the landscape design for this phase.  Several instances of contaminated soil and subsurface obstructions necessitated modification and remediation which required constant communication with the local authorities to ensure final mitigation would be accepted.
